Proposed Mixed-Use Development
A proposed redevelopment of approximately 470,267 m² across 304 erven, comprising four phases incorporating industrial, residential, commercial and retail uses, including two educational institutions. Activities include land assembly, town planning facilitation, rezoning, consolidation and lawful humanitarian relocation planning. Prospective private anchor tenants have confirmed site approvals; final tenancy commitments remain outstanding.
Proposed Government Precinct Development
Oriita Group is engaging relevant stakeholders on a proposed integrated government precinct incorporating court facilities, SAPS, Correctional Services, Forensic Pathology Services and National Prosecuting Authority (NPA) offices. Activities include identifying property requirements, facilitating development opportunities, security planning and lawful humanitarian relocation.
Several Proposed School Developments
Oriita Group has identified and secured several sites, each measuring at least 4.5 hectares, in densely populated areas where land for new development is scarce. These sites provide opportunities to develop schools that serve growing educational needs. Activities include site assessment, town planning facilitation and stakeholder coordination.
Lawful Eviction, Humanitarian Relocation and Property Recovery
Oriita Group assists private developers whose projects are delayed by unlawfully occupied or hijacked land and buildings. We coordinate lawful eviction and humanitarian relocation processes, targeting completion within 90 days, subject to applicable PIE Act requirements, court orders, sheriff availability and suitable temporary accommodation. Our security division works with relevant authorities, including Public Safety where appropriate, to support community safety, secure recovered properties and enable development to progress.
21 Bompas Road, Dunkeld West
Following appointment in October 2021, Oriita Group facilitated the lawful eviction and humanitarian relocation of occupants to alternative accommodation in Marlboro on 6 December 2021, including transportation of occupants and their belongings. This engagement demonstrates Oriita Group's capacity to deliver lawful, humane, and timely property recovery within a defined programme.
